Zilker

Zilker takes its name from Andrew Jackson Zilker, who in 1918 deeded the land surrounding Barton Springs to the City of Austin. The first homes in the neighborhood went up in the early 1920s, and Zilker has grown steadily around its namesake park ever since. Today the neighborhood sits in the 78704 zip code, just south of Lady Bird Lake in Central Austin.

The housing stock reflects nearly a century of Austin architecture in one place. Craftsman bungalows and mid-century homes from the 1930s and 1940s sit alongside newer contemporary builds, giving Zilker a mixed, non-uniform character rather than a single defined style. Condominium and townhome options are also part of the mix, offering entry points at a range of price levels alongside larger single-family homes.

Zilker's identity is closely tied to its green space. Zilker Metropolitan Park spans hundreds of acres and includes Barton Springs Pool, the Barton Creek Greenbelt, and the Butler Hike-and-Bike Trail along Lady Bird Lake, giving residents direct access to swimming, hiking, and biking without leaving the neighborhood. The park also hosts Austin City Limits Music Festival, the Trail of Lights, and the Zilker Kite Festival each year, events that draw visitors from across the city.

Restaurants, coffee shops, and independent boutiques line the neighborhood's commercial corridors, and its layout keeps many day-to-day amenities within walking distance. Zilker's location south of downtown and its walkable, park-centered lifestyle continue to make it one of the more consistently in-demand areas in Austin's real estate market.
