Pemberton Heights

Pemberton Heights is one of Austin's original automobile suburbs, developed between 1927 and the early 1940s as part of the larger Old West Austin Historic District. Wide streets, deep lots, and a mix of American Craftsman, Colonial Revival, Tudor Revival, and Mediterranean Revival architecture give the neighborhood a character that has held steady for nearly a century. More than 25 homes here carry official Austin Historic Landmark designation, including estates built for early Austin business leaders, professors, and public figures.

The neighborhood sits above Shoal Creek in Central Austin, with the Shoal Creek Trail running along its edge and Pease Park nearby. Its layout of curving, tree-lined streets, some still marked with the neighborhood's original tiled street-name plaques, has made it a favorite for buyers drawn to established character rather than new construction.

Homes in Pemberton Heights range from three and four-bedroom properties to larger five and six-bedroom estates, most built between the 1940s and 1970s, with a number of residences predating 1940. Lot sizes and home sizes here tend to run larger than in neighboring Old West Austin sections, and the combination of historic architecture, mature landscaping, and a close-in location keeps demand consistently strong.

Residents often describe Pemberton Heights as feeling like a small, connected community within a larger city, a place where neighbors know each other well despite its proximity to downtown Austin and the University of Texas
